This is our middle size, and it exists for a specific kind of job: the one that is bigger than a weekend clear-out but is not a whole house. A kitchen coming apart. A roof going on. A deck coming down. Work that runs for several days and produces debris the whole time.
Too Much for the 10, Not Quite a 15
Most people land on this page because they have already worked out that the small one will not do it and they are not sure the big one is warranted. Here is the honest shape of the decision.
The 10 yard is $50 less and holds about one pickup load less. If your job is genuinely one room, one garage, or one yard, take the 10 and keep the fifty dollars.
The 15 yard is $50 more and holds about one pickup load more. If you are clearing a whole house or an estate, take the 15 — that page exists for exactly that job.
The 12 sits between them, and the reason to choose it is usually not raw volume. It is that your project is going to run for a while, you cannot predict exactly how much will come out of it, and you would rather not be rationing space on day three.
One thing that is true of all three sizes: every one includes the same 1 ton of disposal. Stepping up in size buys room, not weight allowance.
Built for Jobs That Run More Than a Day
Most 12 yard rentals are not one-day jobs, so it is worth being clear about how the rental price behaves across a week.
The first day is $449, and each additional day is $50. Keep it for up to 7 days and the rental price never exceeds $649. At the normal $50-per-additional-day rate, the 12 yard reaches that cap by day 5 — so keeping it through day 7 does not increase the rental price beyond $649.
The practical upshot: if your remodel or your roof is likely to run most of a week, book the longer window rather than booking short and extending. A full week is $649.
You choose your delivery date and your pick-up date when you book, and you can call or text to extend while you have it.

Remodels, Roofing and Construction Debris
The 12 yard is sized for work that generates a moderate, steady stream of mixed material:
- Kitchen and bathroom remodels — cabinets, counters, fixtures, tile, drywall, packaging
- Roofing tear-offs on a standard home (watch the tonnage — see below)
- Flooring pulled from several rooms — carpet, laminate, hardwood, underlayment
- Deck removal and fence tear-down
- Construction and demolition debris from a working site — framing offcuts, drywall, plaster, siding, general site cleanup
- Multi-room cleanouts — two or three rooms at once, furniture and appliances included
- Larger landscaping jobs — brush, trimmings, sod, green waste
A note for contractors and roofers: the limit you will hit on this size is weight, not space. Shingles, tile, plaster and wet material reach the included 1 ton well before the dumpster looks full. Overage is $110 per additional ton, prorated, so there is no cliff — but if you are tearing off a multi-layer roof or a large square footage, price the tonnage into the job or plan a second load. What Goes In, and What Has to Go Somewhere Else
Mixed loads are fine — you do not need to sort. Furniture, appliances, mattresses, boxes, construction and demolition debris, drywall, wood, flooring, roofing, and yard waste can all go in together.
Not accepted in any of our standard dumpsters:
- Concrete, asphalt, dirt, gravel, rock, and masonry. Clean concrete, clean dirt, clean asphalt and masonry brick go in our concrete and dirt dumpster, one material type per load. Gravel and rock are not accepted in any of our containers.
- Hazardous materials and chemicals
- Paint
- Batteries
- Tires
- Anything prohibited by California state law

If You Fill It, the Next Load Is $399
On a job that runs long, one load sometimes is not it. That is routine: we pick up the full dumpster and bring you an empty one.
- First load: $449, 1 ton of disposal included

That is $50 off the regular one-day price for every load after the first, and each load carries its own included ton — the allowance is not split across the job. Additional loads are priced separately from the $649 rental cap, which covers how long you keep a dumpster rather than how many loads you go through.

Is a 12 yard enough for a kitchen or bathroom remodel?
For a single kitchen or bathroom, comfortably — cabinets, counters, fixtures, tile and drywall from one room will not come close to filling it, and the extra room means you are not making decisions about what to keep out. Where it gets tight is a remodel touching several rooms at once, or one that includes flooring throughout. Call us and describe the scope.
Is a 12 yard enough for a roof tear-off?
For a standard single-layer tear-off on an average home, yes. Shingles are heavy, though, so the deciding factor is the included 1 ton rather than the space — you will reach the tonnage before the dumpster looks full. Multiple layers or a large roof means either budgeting for overage at $110 per ton, prorated, or planning a second load at $399. Worth a phone call before you book.
Can I mix construction debris and household junk?
Yes. Mixed loads are normal and there is no sorting requirement — framing offcuts, drywall, old furniture, appliances, flooring and general junk can all go in the same load. The exclusions are the ones listed above: concrete and dirt, hazardous materials, chemicals, paint, batteries, and tires.
What happens if I go over the 1 ton included?
Extra disposal is $110 per additional ton, prorated — you are billed for the actual overage rather than a rounded-up ton. There is no penalty rate and no surprise fee structure behind it.
How many days do I get for $649?
Up to 7. The first day is $449 and each additional day is $50, and the rental price never exceeds $649 for a 7 day rental. At the normal $50-per-additional-day rate the 12 yard reaches that cap by day 5, so keeping it through day 7 does not increase the rental price beyond $649. If your job might run long, there is no reason to book short.
That cap applies to the rental duration only. If you fill the dumpster and need it emptied and returned, that is an additional load at $399 with its own included ton, priced separately from the cap.
Can I cancel or move my dates?
Cancel 24 hours or more before your scheduled delivery and you get a full refund. Inside 24 hours a cancellation fee may apply. If your job slips and you just need to move the date, call or text us — we would rather move it than cancel it.
